Affordable HousingOf the potential developments on record, Pulelehua will allow home buyers a rare opportunity to purchase an affordable home on Maui. This past year there were only 130 affordable units built - 104 by the Department of Hawaiian Home Lands and 26 by the County in Maui Na Hale O Wainee Phase 2. Currently, no affordable homes are being built in West Maui in the near future. Pulelehua meets a critical need for affordable housing in West Maui. To help meet this demand for affordable housing for local residents, ML&P is committed to providing at least 51% of the total number of homes in Pulelehua as affordable. Pulelehua also intends to offer at least 125 apartments at affordable rental rates. What affordable housing is and who qualifies for it is determined by the County of Maui and the U.S. Department of Housing and Urban Development (HUD). As of May 2007, HUD's median family income for a family of four on Maui was $69,900. Based on the 2007 County of Maui Affordable Housing Pricing Guidelines, the sales price for an affordable home in Pulelehua would range from $232,800 to $465,600 for families earning between 80% - 160% of HUD median income ($55,920 - $111,840 annual household income). Actual income requirements will be set when rentals and for-sale units are available. Resale of homes in the affordable housing category are restricted to guarantee that they will continue to be available to families and people who need them most. While Pulelehua will not meet all of the demand for affordable housing on Maui, its development is an essential step in helping local families finally realize their dream of home ownership.
