about The development

Pulelehua is a 304-acre residential and retail master-planned community designed for the local workforce and those who seek affordable long-term rentals.  It has a breath-taking 180-degree ocean view on the West Maui Mauka just off Honoapiilani Highway between Ka’anapali and Napili.

Maui Oceanview, LP acquired this property in Spring of 2016 and looks forward to developing a community that encompasses the natural beauty of Maui.  When fully developed, Pulelehua will have up to 1,000 residential units comprised of affordable rentals, market-rate rentals, single family lots; with optional ohanas, several neighborhood pocket parks, 7 miles of jogging and biking trails, a 10-acre multi-sport park, a community-wide exclusive potable water system, a state of the art water treatment system, local neighborhood service retail centers and an on-site elementary school.

long term rentals

The Pulelehua plan is to develop the workforce and market-rate rental residences in the initial development phases.   Our goal is for Pulelehua to have an early positive impact to substantially mitigate the extensive shortage of affordable long-term rental units in West Maui.  Pulelehua residents will not only have quality housing for their families but will be able to leverage this opportunity towards owning their own home with this head start to financial readiness.

Maui Oceanview LP started with 304 acres of developable land, with the mission to maximize residential units while maintaining the natural beauty of the landscape. 25% of Pulelehua is landscaped open space, which is a true testament to our dedication to creating a great living environment that respects the land, its residents, and the surrounding communities.  


future school

We understand that great communities are not only exceptional places to live but are also the foundations for nurturing future generations of leaders, so we have dedicated an elementary school site to the Department of Education (DoE).  The new school plans have already been drawn and coordination with the DoE is well underway. We are excited and eager to see this newest school in West Maui come to fruition so we will be providing a development-ready pad as part of our site construction scope.

To further enhance the quality of life and connection to the natural environment, the buildings within Pulelehua are carefully laid out to maximize view corridors that provide every unit with an ocean view or mauka view. 

workforce housing

Because affordable housing is a critical need for West Maui, we made it a critical part of the Pulelehua development as evidenced in our commitment to building out over 400 units of affordable long-term rental

housing. This addition of quality affordable housing will not only enhance the quality of life within this community but will also reduce commute time and relieve traffic on the often-dangerous Honoapiilani Highway.

PARKING

We considered every detail in quality of life needs as part of our goal to create the best residential experience on the island. In addition to quality affordable housing within a lush natural environment, we are providing ample parking for residents and their guests. Because parking is hard to come by in Maui, we felt it important for residents to not only have convenient drive-up parking for their family but also have convenient parking for their guests.

 

ARCHITECTURE

The signature residential prototype in Pulelehua will be its single-story building design that blends in stylistically with the local vernacular.  The multi-family residential rental units are an award-winning prototype featuring single-story direct access units.  Affiliates of Maui Oceanview, LP developed this unique architectural multi-family product that is a national award-winning design recognized as one of the best in the nation.  The design is lauded for its convenient access for residents who can park directly in front of their unit and are comforted in the increased safety from all units being on the ground level.


parks and trails

Because Maui is a wonderful island paradise, the outdoor experience is as much a part of life as an indoor living, so we have given the same level of care to planning the outdoor living experience for recreation, wellness, and community. Within the 304 acres at Pulelehua, we are creating over 7 mi of walkways, trails, and numerous pocket parks. To further enhance the quality of outdoor living, we will build a 10-acre multi-sport park that will be dedicated back to the County at no cost to the residents or taxpayers. Parents, children, and their guests will enjoy living, playing and building fond memories that will be the legacy of their new home in Pulelehua.

neighborhood retail

Convenient and quality neighborhood retail and entertainment are essential to creating a thriving community. We plan to develop retail specifically to cater to the community that supports it and is a destination for neighbors and island visitors at the same time. We are currently searching for qualified tenants who will fill this essential role in the community and be the newest collection of successful businesses on Maui’s west side.

I set out to build a masterplan mix-use residential community at Pulelehua, a community that will provide a great living environment for all residents. Pulelehua will be a modern, green, spacious community that Maui citizens will enjoy living in.
